  • Overseeing the completion of Reserve Fund Studies and maintaining the Condominium Reserve Fund Accounts
  • Coordinate appropriate insurance coverage for the property
  • Diligent arrears collection to ensure accounts are current
  • Engage, discharge, supervise and effect payment of employees, agents, and contractors as necessary
  • Expose to market and lease premises on terms satisfactory to the owner
  • Obtain quotes for and manage major system and/or structural upgrade projects for a reasonable fee
  • Prepare and deliver to the owner(s) timely and accurate financial statements in respect of the property
  • Prepare annual budgets and capital expenditure reports
  • Remit to the owner, within an accepted period, the revenue for the month, minus fees, expenses, and a reasonable reserve; in an investment situation
  • Supervise repairs and maintenance of the property
  • 24 hour, 365 day on-call maintenance service for emergency repairs to give owners and tenants peace of mind.
